Most people shopping the Dallas–Fort Worth area start north. Flower Mound, Southlake, Trophy Club. There are good reasons for that, and I’m not going to spend this post arguing against any of them.

But I live twenty minutes south of Fort Worth, in Godley, and I keep having the same conversation with people who are shocked when they see what their money does down here. So I pulled the actual numbers instead of guessing.

How I ran the comparison

I searched MLS for closed sales over the last six months, using identical filters in both places:

Same house, essentially. Different zip code.

What came back

Godley Flower Mound
Homes sold 69 18
Median sale price $395,000 $619,375
Median price per square foot $173.53 $282.25
Median days on market 86 8

Source: NTREIS, closed sales March 11 – September 11, 2026. Pulled September 12, 2026.

Flower Mound runs $108.72 more per square foot. That’s about 63% higher.

On a 2,250 square foot house — a pretty ordinary size for a family — that gap works out to roughly $245,000.

Two hundred forty-five thousand dollars. For the same square footage, built in the same era, fifty minutes apart.

Now the part most agents skip

Look at that last row again.

Flower Mound homes in this range sold in a median of 8 days. Godley took 86.

That’s the trade nobody puts in the marketing, and it matters more than the price gap for some people.

If you’re buying, 86 days is good news. It means you’re not writing an offer in a panic on day two against four other buyers. It means there’s room to negotiate, room to use your full option period, room to actually think. That’s a real advantage, and it’s almost impossible to find in north DFW right now.

If you’re selling in Godley, 86 days is the expectation you need going in. Homes down here do not fly off the market. Pricing right on day one matters enormously, because you don’t get a second first two weeks.

One caveat on that 8-day figure: my Flower Mound search returned only 18 sales, which is a thin sample. The Godley number is built on 69. I’d trust the Godley figure more, and I’d rather tell you that than pretend the data is cleaner than it is.

And a third option worth knowing about

While I was in there, I ran the same search for Aledo, west of Fort Worth.

Median sale price came in at $425,990, with a median of $192.30 per square foot and 39 days on market across 129 sales.

That’s the interesting one. Aledo costs about 8% more than Godley — but it sells in less than half the time. If liquidity matters to you, if you think you might move again in five years, that difference is worth more than the price gap.

What this actually means

None of these numbers say one place is better than another. They say the trade is different in each one.

North DFW buys you convenience and a market that moves fast. Godley buys you space and a number that doesn’t make you flinch, in exchange for a slower market and a longer drive. Aledo sits in between.

What I’d tell anyone weighing it: drive all three at 7 a.m. on a Tuesday. Not on a Saturday afternoon when the roads are empty. The commute is the thing people underestimate, and it’s the thing they end up living with every single day.

A note on schools

People ask me constantly which district is better, and I don’t answer that question — not because I’m dodging it, but because it isn’t mine to answer. School ratings are published by the Texas Education Agency at TXschools.gov, searchable by district, campus, or address. Every district also publishes its own attendance boundary map, which is the only reliable way to confirm which schools a specific address actually feeds.

Pull those yourself. Don’t take an agent’s word for it, and don’t trust the school fields on a listing — those get entered wrong all the time.

I live in Godley. I know which roads flood, what the drive really feels like on a weekday morning, and what’s happening with growth down here. If you’re weighing south of Fort Worth against somewhere else, I’ll give you the honest version either way.
